Rather than one large mortgage from day one, we arranged a land loan at settlement, followed by a construction facility that released funds at each build stage as their builder invoiced. Repayments stayed interest-only on funds drawn until the home was finished, so they weren’t paying full principal and interest on a house they couldn’t live in yet.

Once the build was complete, we went a step further and had the lender merge the land and construction facility into one standard principal and interest loan, so they moved in with a single, simple repayment instead of two separate ones to manage.
